What you can observe without digging
- Photograph the boundary on dry days and record whether it grows when no irrigation or indoor water is used.
- Observe the water meter during a verified no-use interval. Flow supports a supplied-water source but does not locate it.
- Pause irrigation at its controller and compare each zone's behavior later, without digging or opening valve boxes that are flooded or unsafe.
- Look for a clean-water sound, soil erosion, settlement, unusually vigorous growth, surface bubbles, or water emerging near a pipe entry. Treat each as a clue, not proof.
- Record odor only from a normal standing distance. Do not handle water that could be sewage; CDC guidance treats wastewater exposure as a health concern requiring appropriate hygiene and protective practices. [3]
Underground water follows differences in soil, trenches, bedding, roots, foundations, and slope. A utility trench can become an easier travel path than compacted soil beside it. The first soft or wet patch may therefore be a low exit point rather than the pipe failure itself.
The same principle applies at the building edge. EPA describes liquid water moving downhill, through porous material by capillary action, and along adjacent surfaces. [2] A wet foundation area should be evaluated with both plumbing and site drainage in mind.

Use meter and isolation evidence, irrigation controls, weather history, and known discharge points.
Test the suspected line
Pressure or flow behavior can establish whether a private service or irrigation branch is losing water.
Narrow the route
Plans, entry points, valves, sound, and surface patterns help estimate the buried path.
Plan utility locating

Expose and verify
The repair is defined after the actual pipe, fitting, or non-plumbing source is visible.
Provide dry-weather photographs, meter observations, irrigation zone timing, nearby cleanouts or septic components, known condensate outlets, and whether indoor drainage changes the wet area. That record keeps the first visit focused on distinguishing the water source before repair equipment or excavation is selected.
