Why is there water in the drain pan under my water heater?

Trace visible moisture from above the pan while staying clear of hot water, wiring, gas controls, and venting.

THE DIRECT ANSWER

A drain pan catches water, but it does not tell you where the water started. The source may be a top connection, supply pipe, drain valve, tank seam, temperature-and-pressure relief discharge, condensate line, nearby appliance, or another leak in the room. Water can travel down the jacket before it pools, so the bottom of the tank may not be the source. Keep the pan drain open and arrange prompt evaluation if the pan is refilling or the relief pipe is discharging. [1]

Common ways water reaches the pan

  • Cold and hot connections above the tank can seep and let water track down the jacket or piping.
  • A drain valve can drip at its body, threads, or outlet cap.
  • A temperature-and-pressure relief valve or its discharge pipe may release water because of temperature, pressure, thermal expansion, debris, or a valve fault. The outlet must not be capped.
  • A tank opening beneath the outer jacket may emerge around the base even when no seam is visible.
  • A condensing heater or nearby HVAC appliance can have a separate condensate drain that leaks into the same area.
  • Water from a ceiling, wall, softener, washer, or other nearby source may simply use the heater pan as the lowest collection point.

What you can check without opening the heater

  1. Protect the area

    Keep people away from hot water and from any wet receptacle, disconnect, wiring, burner, gas control, or vent connection. Stop using hot water while the source is uncertain.

  2. Observe from the top down

    With a flashlight from a dry standing location, look at exposed unions, flex connectors, valves, discharge piping, and the outer jacket. Do not remove a cover or insulation.

  3. Note whether flow is active

    Record whether the pan refills while no hot water is being used, only during recovery, or after a long draw. Timing helps distinguish a pressurized leak, intermittent discharge, and condensate.

  4. Check the pan path

    Confirm visually that the pan has not overflowed and its drain path is not intentionally blocked. Do not insert tools or force a clogged line while water is near equipment.

A compatible connector, union, drain valve, condensate fitting, or nearby pipe may be repairable after the exact leak is confirmed.

Water emerging through the tank body, welded seam, or a concealed opening usually means the tank itself is leaking.

Relief-valve discharge may require correcting pressure, expansion, control, or valve conditions rather than replacing the tank automatically. [4]

A corroded vessel is not repaired by sealant on the outer jacket; the water is originating inside the insulated assembly.
